Q: How much does an inspection cost?
A: The price of inspection is based on the building type, year of construction and size of the building. Our starting price is $545.00. Every home inspection includes:

  • A visual inspection according to the standards of practice of the Quebec Association of Building Inspectors.
  • A verbal summary made on site
  • A written report with photos
  • A renovation guide
  • A seasonal audit guide that will help you maintain your property
  • A renovation costs guide
  • A moving checklist
Q: What are the accepted methods of payment for your inspection services?
A: AmeriSpec – Laval, North Shore, Montreal East accept payments by cash, check or electronic bank transfer. Payment is due at time of inspection.
Q: When can I expect to receive the written report?
A: The full inspection report, detailed and provided with numerous photos will be sent quickly by email the next day or at the latest within 48 hours. That report will be sent directly to your attention, as a buyer, and will not be forwarded to anyone else without your explicit permission.
Q: What is the standard duration of an inspection?
A: The time may vary depending on the size and condition of the property and the questions asked by customers. The entire process can take between 2 and 3 hours. We strongly recommend that you attend the inspection. An oral summary will be provided once the inspection is completed. In addition, a written report will be sent within 24 to 48 hours of the inspection.
Q: Should I be present during the inspection?
A: Our inspector will examine more than 400 components of the house and we believe it is essential that the customer is on site at the time of inspection. In addition, the inspector will give you a lot of information on the condition of the property and he will answer all your questions throughout the inspection. This also allows a better understanding of the written report.

It is also important for the owner to be present because he knows the history of the house and he can answer the questions of the inspector. The inspector will also ensure that a Seller Disclosure has been completed.

Finally, it is convenient that the client is present so that he can sign our service agreement and complete the payment with the inspector.

Q: What happens during an inspection? What do you inspect?
A: An AmeriSpec inspection includes review of more than 400 components of a house. We begin on the outside, where we examine the building from the foundation to the roof. We go up on the roof, assuming it is not too high and if the temperature allows us. We also look at windows, doors, siding, gutter system, balconies, etc. When the outside is finished, we review the major systems of the home, such as heating, plumbing and electricity.

Then, we inspect the house one room at a time from the basement to the attic. When we enter the attic, we check if the air flow is adequate, the type and amount of insulation, the presence of water infiltration or heat loss, etc. Our inspectors take pictures of any condition or point to highlight in the report in order to draw attention or indicate possible action to take.

Q: Do you perform other types of inspections?
A: In addition to residential and commercial inspections, we also offer thermal imaging service.

Using an infrared camera, such a service is used to identify:

• Humidity and water infiltration
• Energy losses zones
• Plumbing leaks
• The overheating of electrical components

Q: Are your inspectors bonded and insured?
A: All our inspectors are members of a recognized association, the Quebec Association of Building Inspectors (AIBQ). In addition, they are all covered by professional liability insurance. We can send you a copy of the certificate before the time of the inspection.
Q: Should my broker be present during the inspection?
A: If you wish but it is not absolutely necessary. Be assured that we will take good care of you.
Q: What should I do if I can’t attend?
A: If you are unable to attend, there are several options available to you:
You can name someone in your entourage to represent you. In this case, you simply give the person or fax us a proxy giving him/her authorization to sign the relevant documents and pay the inspection fees. The inspector will then provide him/her with all the information that he would have given you on site.

As a last resort, we can also fax you (or email you) a copy of the inspection agreement, which describes our services, our obligations and limitations, which you can read and sign and return by fax or email before the inspection. Following the inspection, we will give you a verbal report by phone and as soon as we receive your payment, we will send the written report.
